Escrow gets answers from your record
Agents, escrow officers and sellers ask whether the report went out, when the reinspection is, and whether the completion notice is done. The AI answers from your own dates and documents. What a finding means, or what treatment a house needs, goes to your licensed inspector.
A website that takes the order properly
We build and run your site. Ordering an inspection asks for what the California report has to name: who ordered it, the owner and anyone with an interest in the property, and the address. So they are there when the report is written.

The caller: I'm with escrow on a sale that closes Friday. Where are the termite report and the completion notice?
The AI: For that address, the report went to the person who ordered it and to the owner's agent on the 9th. The repairs finished yesterday, so the completion notice is due to the owner within 10 business days. I've put it in front of the office today.
The caller: The buyer also wants to know if the fungus damage on the report means the house has to be tented.
The AI: I can't answer that. What a finding means and whether a house needs fumigation are for our licensed inspector, and I've asked one to call the buyer's agent. I can resend the report to you now.
The caller: Please. And they want a reinspection before Friday.
The AI: I've logged the order at 2:14 this afternoon. A reinspection is due within 10 business days of it, and the office will text you a time once it is booked.
It probably does. The field-service software and termite report programs we looked at fill in the board's report and completion forms, keep chemical records and state usage logs, send reminders and renewal notices, and plan routes. Some also sell an AI that answers the phone. We will not sell you any of that again. What we did not find is one list of every open report measured against its California deadlines and the escrow's closing date, with the agent's call answered from it.
No. What a finding on the report means, whether a house needs fumigation, and what a pesticide will do are questions for a licensed inspector. In California a termite inspection has to be made by a licensed Branch 3 field representative or operator. It says so, writes the question down, and passes it to your licensee.
No. Filing stays with your office and your termite report program. It shows every address not yet filed and how many business days are left, counted from the start of the inspection or from the finished work.
Yes. In California the agreement must state that covered corrections are finished within six months of discovery unless both sides agree otherwise in writing. A full inspection and a filed report are due at least once every three years unless the customer cancels first, and the papers are kept for three years after cancellation. Those dates go on the same list.
